Tired of Being a Landlord? Sell Your Jacksonville Rental As-Is
Late rent, repair calls, turnover, and evictions wear landlords down. Re-Established Homes buys single-family homes and small rentals in Duval County as-is, whether they’re occupied or vacant.
Honest note: We buy some houses ourselves. For others, we may introduce you to a vetted investor buyer. We’ll tell you up front which one applies to your house. We are not a listing brokerage.

Selling a Rental in Florida: What to Know
-
Tenants in place. A sale usually doesn’t end an existing lease, so the buyer generally takes the property subject to it. Have an attorney review your specific lease.
-
Security deposits. Florida has detailed rules on how deposits and advance rent are held and disclosed (§83.49, F.S.). Deposits get accounted for and transferred at closing.
-
Landlord–tenant law. Residential tenancies fall under Chapter 83, Part II, F.S. Landlords can’t use self-help to remove a tenant (§83.67, F.S.). If a tenant needs to leave, that goes through proper notice or the court. We don’t promise evictions.
-
Taxes. Ask a CPA about capital gains, depreciation recapture, or a possible 1031 exchange before you sell.
Your Options
-
Keep the property and hire a property manager.
-
Wait for the lease to end, then fix it up and list it.
-
Sell occupied as-is. If the tenant wants to move, any cash-for-keys deal is the tenant’s own choice.

Close with a Florida title company. Liens and payoffs are handled from the sale proceeds. You pick the date that works for you.
We don’t promise closing in a set number of days. Timing depends on title work and payoffs.
