Behind on HOA or Condo Dues in Jacksonville? Sell Without the Stress
HOA and condo associations in Florida have strong collection rights, including the right to lien and even foreclose. If dues, fines, and attorney’s fees are piling up, a sale can pay off the association at closing so you can move on.
Honest note: We buy some houses ourselves. For others, we may introduce you to a vetted investor buyer. We’ll tell you up front which one applies to your house. We are not a listing brokerage.

How HOA Collections Work in Florida
-
Homeowners’ associations are governed by Chapter 720, F.S. Under §720.3085, F.S., the association can record a claim of lien for unpaid assessments. Before it does, it must send a written notice giving the owner 45 days to pay.
-
Condominiums are governed by Chapter 718, F.S. Collections and liens fall under §718.116, F.S.
-
Buyer liability. Under both §720.3085 and §718.116, a new owner is jointly and severally liable with the previous owner for unpaid assessments that came due before the transfer. That’s why buyers and title companies insist the balance be settled at closing.
-
Estoppel certificate. Under §720.30851, F.S., the HOA must issue an estoppel certificate showing the amount owed within 10 business days of a request. The title company uses it to pay the association at closing.
