Sell Your Jacksonville House With Code Violations or Liens
Overgrown yards, unpermitted work, roof damage, or an unsafe-structure notice can turn into daily fines and liens. Re-Established Homes buys houses with open code cases in Duval County as-is, so you don’t have to make the repairs first.
Honest note: We buy some houses ourselves. For others, we may introduce you to a vetted investor buyer. We’ll tell you up front which one applies to your house. We are not a listing brokerage.

How Code Enforcement Works in Jacksonville
-
Who enforces it. The City of Jacksonville’s Municipal Code Compliance Division inspects properties and issues notices. Cases can go before a code enforcement board or special magistrate under Chapter 162, F.S.
-
Fines and liens. Under §162.09, F.S., a certified copy of an order imposing a fine (plus repair costs) can be recorded. Once recorded, it becomes a lien on the property and on other real or personal property the violator owns. Fines keep accruing until the violation is fixed.
-
Foreclosure of liens. If a lien stays unpaid, the city may foreclose on it or sue for a money judgment. But §162.09 says a code lien can’t be foreclosed on homestead property.
-
At closing. A title company will usually require recorded code liens to be paid or released before closing. Sometimes the city will reduce fines once the violation is cured. Ask the city about its fine-reduction process.

FAQ
Can I sell with an open code case? Usually, yes. The buyer and the title company need to know about it. Recorded liens are typically paid off from the proceeds.
Will the buyer handle the repairs? If we buy the house, yes. If an investor buyer buys it, they’ll take that on, and we’ll spell it out.
Can fines be reduced? Sometimes. That’s up to the city. We can’t promise a reduction.
Is there a cost to get an offer? No. There’s no cost and no obligation.
