Behind on Property Taxes in Jacksonville? You Have Options

Unpaid property taxes in Florida don’t go away. Over time they can lead to a tax deed sale. If keeping the house isn’t realistic, a cash sale can pay off the back taxes at closing and protect your remaining equity.

Honest note: We buy some houses ourselves. For others, we may introduce you to a vetted investor buyer. We’ll tell you up front which one applies to your house. We are not a listing brokerage.

How Delinquent Taxes Work in Duval County

  • Delinquency. Real estate taxes that are unpaid on April 1 become delinquent. The Duval County Tax Collector adds a 3% interest charge plus fees.

  • Tax certificate sale. Each spring, the Tax Collector holds an online tax certificate sale for unpaid real estate taxes (Chapter 197, F.S.). An investor pays your taxes and gets a certificate that earns interest. Your house is still yours at that point.

  • Redemption. Under §197.472, F.S., you can redeem the certificate any time before a tax deed is issued. You pay the face amount plus interest, costs, and charges. The one exception is if someone has already paid the clerk in full for a tax deed.

  • Tax deed application. Under §197.502, F.S., the certificate holder can apply for a tax deed once 2 years have passed since April 1 of the year the certificate was issued. That can lead to a public sale run by the Duval Clerk – Tax Deeds.

Your Options

  1. Pay in full or redeem the certificates through the Tax Collector.

  2. Enroll in the Tax Collector’s installment plan for future taxes. Applications are due by April 30.

  3. Sell the house and pay the delinquent taxes from the proceeds at closing.

How It Works

  1. Call or fill out the form. Tell us about the house and what’s going on.

  2. Walkthrough. It can be in person or by video. No cleaning or repairs needed.

  3. Written cash offer. We’ll tell you whether we’re buying it ourselves or bringing in an investor buyer.

  4. Close with a Florida title company. Liens and payoffs are handled from the sale proceeds. You pick the date that works for you.

We don’t promise closing in a set number of days. Timing depends on title work and payoffs.

FAQ

Can I sell with delinquent taxes or tax certificates? Yes. The title company pays them off at closing.

How long until I lose the house? A tax deed application can be filed 2 years after April 1 of the certificate’s issue year. After that, the sale timeline depends on the clerk’s process. Act early.

Will you buy it yourselves? Sometimes. Other times we introduce an investor buyer. We’ll tell you which before you sign anything.
